ADA ASSESSMENTS

Project-specific review of applicable codes including building codes, accessibility standards, local zoning ordinances, land use plans, and other regulations. 

BUILDING USE ASSESSMENTS AND
AS BUILT DOCUMENTATION 

Evaluation of an existing building including components such as walls, windows, roofs, floor plans, room layouts, and equipment resulting in a summary report of the findings to determine if an existing structure could meet your needs. 

STORM AND FIRE DAMAGE 
ASSESSMENTS

Water damage assessment: The impact of water damage in residential, commercial, industrial structures ranges from local superficial damage to deep global damage throughout the structure. The assessment includes the inspection, analysis and reporting of water intrusion pathways and conditions that may lead to destruction of building elements such as wood rotting, steel rusting and/or plywood delamination. 

Fire damage assessment: This assessment includes visual review of structural elements to determine the damage extent. This particular type of damage is very common especially in wood frame structures regardless of the fire rating.  

Structural damage assessment: This includes in depth inspection of building structural elements from footing to roof attachment and in depth analysis to report on the building integrity. 

OWNERS REPRESENTATION/
PROJECT MANAGEMENT AND CONSTRUCTION ADMINISTRATION

Professional and experienced assistance with the selection of qualified General Contractors or Construction Managers. This may include the preparation of competitive bid packages, review of bids, recommendations for award of bids, preparing owner-contractor agreements, and construction administration. This can be for Studio 407 projects or as a 3rd Party Representative for designs prepared by others. Without a project plan, project success will be difficult. Team members would have limited understanding of expectations, activities may not be properly defined, and resource requirements may not be understood. Large, complex projects require a more rigorous application of management processes than small, non-complex projects with readily achievable goals. The Project Manager assesses the project characteristics to determine how to tailor the information in the guide to that specific project and determine which project management processes will be required. This “tailoring” effort is reflected in the Project Management Plan and its associated documentation. With decades of experience managing both large and small projects, including scopes ranging from Conceptual design only, all the way to full service International projects preparing a realistic game plan for your project is well within reach.
